Q. Do you charge any initial fees like deposit, key money and commission etc?
A. No we do not charge any deposit, key money and commission. The only initial fee is the "cleaning and linen fee" (usually 30,000 yen). "Cleaning and linen fee" covers the cost of room cleaning after moving out. Q. Do I need a guarantor?
A. No, you do not need a guarantor or use an insurance company to act as a guarantor for you. Q. What is the minimum length of stay?
A. The minimum length of stay is at least one month. However, after the initial month you can extend your lease on a weekly or daily basis. Q. Can I rent a room if I am a student?
A. Yes, a student can rent a room as well. In a case of a student without a stable income either your parents can become a contractor or the room rent due for the period of stay can be paid in a lump, There are really quite many students / foreign students living in our apartments. Q.Can I move in together with a friend?
A. Yes, you can. Depending on apartment maximum of either 2 or 3 tenants are accepted in one apartment. Please contact our office for more information. Q.Can we make a corporate contract?
A. Yes, corporate contracts are possible. We shall proceed with corporate contract procedures with the person in charge of the respective company. Q.I do not speak / understand Japanese, will it be a problem?
A. You do not have to worry if you do not speak or understand Japanese. Our multilingual staff can assist you in English, Korean or Chinese. Q.How long time it takes from inquiry to move-in?
A. We will examine your application as soon as we receive it. The screening usually takes 1 day so you could move in on the next day after your inquiry. However please be aware that the screening might take 2 or 3 days. Q.Can I view a room before making a booking?
A. Yes, you can. You will need an appointment to view an apartment. Please contact us 2, 3 days before your wished date to make an appointment. In some cases we might be able to assist you upon a short notice however we recommend you to make an appointment 2, 3 days in advance to avoid being kept waiting in busy periods. Q.Can I make a reservation in advance?
A. You can make your reservation no earlier than 2 weeks prior to your wished move-in date. However for some apartments an earlier reservation might be possible. Please contact us for details. Q.How do I make a reservation?
A. When you decide about your apartment please fill in and submit the "Application Form" first. For further details on booking procedure please refer to "Contract Procedures" section. Q.What do I need to sign a lease?
A. Please bring your personal ID (driver's license, passport etc.) and a registered seal. In case of foreign nationals a proof of status of residence and Alien Registration Card in addition to the above will be needed. Since the first month rent and utilities fee will be charged at that time please bring your cash or credit card (Visa, Mastercard) with you.( Please bring a proof of the bank transfer in case you have paid by bank transfer prior to the contract day). Q.How can I check the apartment vacancies?
A. Since the vacancy changes daily, please contact us by phone or e-mail to confirm latest availability. Q.Can I cancel the booking?
A. Yes, you can. However the "Cleaning and linen fee" once paid at the time of booking cannot be refunded. How much are the initial fees?
A. The initial fees for the first month is the total of: room rent, utilities and cleaning and linen fee. The cleaning and linen fee is charged only once at the beginning therefore only room rent plus utility fee will be charged for each other month thereafter. Q.How do I make my payments?
A. We accept payments by cash, bank transfer, Visa or Master card. We cannot accept personal checks and travelers' checks. Q.What utilities are included in the utility fee?
A. The utility fee includes electricity, gas and water fees. And since internet fee is already included in the rent you do not need to bother yourself about the lifeline arrangements in the apartment. Q.Is the internet free of charge?
A. Yes the internet service is provided free of charge and there are no procedures to have the service started. The service is available from move-in day. (Please bring in your own LAN cable) Q.What kind of furniture and electric appliances are provided in the apartment?
A. Bed, table, TV set, refrigerator, washing machine as well as daily life necessity goods are provided in each apartment, Please check equipment info on the website for details. (washing machine is not provided at some apartments). Q.Are the pets allowed?
A. Unfortunately no pets are allowed in our apartments. Q.How many persons are permitted in one room? Are there any additional charges for extra persons?
A. It differs by the size and layout of the apartment. In general 1K type can be used by up to 2 persons, 1LDK and 2LDK family type apartments can be used by up to 3?4 persons. There is no extra charge for up to 2 tenants. Sometimes a utility surcharge applies in case of 3 and 4 tenants. Please refer to each apartment website for details. Q.Is there a parking lot available?
A. Unfortunately we do not provide parking lot space for our customers. Q.Is there a telephone available?
A. There are no telephones available in our apartments. If you wish to have telephone line activated in your apartment please contact respective telephone company to make necessary arrangements at your own cost after move-in. Q.Are children permitted?
A. Please notice that children are permitted only at family type apartments. Please make sure whether children are permitted in the apartment of your interest when making your inquiry. Q.How do I receive my key?
A. The key will be given to you directly after the contract procedure. Only in case of corporate contracts the key can be delivered by post. Q.Can I send or bring in my belongings prior to move-in date?
A. Unfortunately it is forbidden to send or to bring-in your belongings before commencement of the lease. Q.What time can I check-in on a move-in day?
A. You can check-in at any time on the starting day of your contract. If you plan to bring a lot of luggage your consideration to the neighbors by avoiding early morning and late night will be very much requested. Q.Until what time do I check-out on a move-out day?
A. On the last day of your contract you can check-out any time. Unlike in the hotel the check-out is within the last day of the contract not on a following day morning. Q.Can I extend my stay?
A. You can extend your stay if you contact us with an extension notice one month before your contract expires. If you do not make such a notice by this deadline it will be understood that you do not wish to extend your stay and we will start accepting new booking requests for the dates thereafter. In such a case we may not be able to accept your extension notice in the very last moment. Therefore please contact us with your extension notice at least 1 month in advance. Q.Can I terminate my lease before it expires?
A. Yes, you can terminate your lease before it expires by submitting your termination notice 1 month prior to the wished termination date. One month rent will be charged from the date of submission of the termination notice. Q.What to do if I lost my key?
A. If you lost your key, please immediately contact our office. The key will be replaced at your cost. Please be aware that we cannot assist you providing you with a spare key after the business hours.
